At Multifamily Utility we specialize in submetering and allocation of water, gas and electric utilities for apartments, condominiums, commercial buildings, new construction, mobile homes and military housing in Mississippi and throughout the United States.
We provide a wide range of services including Ratio Utility Billing Systems (RUBS), Billing & Collections, Utility Expense Management and Meter Compliance & Maintenance which are designed to help you meet all of the needs of your property.
Our knowledgeable equipment technicians have over 20 years of experience and will make sure your submetering system is properly installed and maintained. We will also monitor your system to ensure it remains compliant and accurate for as long as you are using it.
Once the submetering systems have been successfully installed our technicians will work with your staff to upload all resident information to our state of the art billing system.
All meter information will be read via wireless transmitters and receivers. That information will then be sent back to the Multifamily Utility headquarters where individual utility bills will be created and sent to all residents.
We collect all payments on your behalf and will send out a monthly utility reimbursement check to the owner, manager, association manager or other persons in charge of receiving payments.
We offer all clients customer support in both English and Spanish. This allows us to respond to all service requests and questions from residents, property staff, management and ownership without delay.

Mississippi Legal Info
Regulating utilities, including electric, gas, water and sewer is the responsibility of Mississippi Public Service Commission (MPSC).
Using submetering for water billing is allowed but not the use of the ratio utility billing system (RUBS). The tenants may be charged for water and sewer separately.
The use of submetering system for billing has to be disclosed to the tenants and a written acknowledgment has to be obtained from them.
Billing Service Providers are required to apply and be approved for licenses from a regulatory agency prior to starting the servicing of the client’s billing accounts. This requirement applies to several different areas of the USA. The license has to remain current and valid while doing business in these regions. The information on this page is deemed to be accurate but updates may occur at any time. Please Contact Multifamily Utility Company with your specific questions about your area of service.
In the state of Mississippi an apartment house owner, manufactured home community owner or condominium manager may provide for submetering of each dwelling unit or rental unit for the measurement of the quantity of water consumed by the occupants of the unit.
If submetering is utilized, tenants may be charged separately for water and wastewater services on a pass through allocated basis for charges incurred by the customer. Any apartment house owner, manufactured home community owner or condominium manager utilizing submetering pursuant to this section shall disclose the submetering to each tenant and obtain from the tenant an acknowledgment of the submetering in a written document.
All installed submeters must meet the American Water Works Association standards for accuracy.
At Multifamily Utility we work with local, state and national agencies to ensure every meter we install is code compliant. We also work with industry leading manufactures which enables us to design and install submetering systems for any situation.
Some of the manufactures we work with include Wellspring, Elster, American Meter, Master Meter, IMS and Neptune.
Submetering is without a doubt one of the best ways for property owners, managers and developers to promote conservation among tenants. It is also a great way to stabilize rental payments, reduce administrative work, improve cash flow and reduce operating costs.
