The submetering systems need to be approved by Maryland Public Service Commission for electricity and natural gas billing. Fees are either not allowed or permitted with very strict local regulations. Water and sewer billings are not regulated on the state level but are subject to local restrictions.

Maryland SubmeteringAccording to the Maryland Public Utilities Code §7-303, with the approval of the Commission, a local housing authority established under Division II of the Housing and Community Development Article may sub-meter any combination of apartment houses, commercial rental units, dwelling units, office buildings, and shopping centers. We help property owners, managers and developers install submetering systems that are compliant with the code set forth by the state of Maryland. We work with some of the top manufactures in the industry which enables us to sell, install, read and service non-proprietary meter systems to and for various property types. Some of the manufactures we work with include Master Meter, American Meter, IMS, Wellspring and Inovonics. At Multifamily Utility we handle everything so you don’t have to. From system design, to installation, to maintenance and ongoing service, we do it all. Once you decide you want to work with us the first step is having a complete analysis done on the properties in question. The purpose of the analysis is to help us better understand your goals and needs. Based on the information you share with us we will come up with a submetering system design that meets your property needs. We will also make sure your submetering system is approved by the commission before being installed. Once the submetering equipment has been approved we will schedule installation. To ensure a smooth transition we will send out notices to all residents letting them know when installation will take place and what they can expect. After the submetering system has been successfully installed we will work with your staff to upload all resident information into our system. Meter information will then be sent back to the Multifamily Utility headquarters via wireless transmitters and receivers. Once the meter information has been received our state of the art billing system will read it and automatically create individual bills for each resident of the property. The bills will then be sent to the residents via regular mail or via email. We will also collect all payments and send a reimbursement check to the appropriate person at the end of the month.
